Job Description:

Surveys and provides professional advice on all aspects of property and construction. Works on site with new buildings, and continues with involvement in the aftercare and performance of existing buildings. Advises on various aspects of buildings at different stages, which may include design, maintenance, repair, dilapidations, refurbishment, restoration, and sustainability. Performs a variety of work that may include the design of large, multimillion-pound structures to modest adaptations and repairs, and may include working with buildings of architectural or historic importance. Ensures projects are completed on budget and on time. Prepares scheme designs with costs and plans for completion of projects and specification of works. Prepares documents for tender and advises on appointing contractors, designers, and procurement routes. Determines the condition of existing buildings, identifying and analyzing defects, including proposals for repair. Advises on energy efficiency, environmental impact, and sustainable construction. Advises on the preservation/conservation of historic buildings. Advises on management and supervision of maintenance of buildings. Deals with planning applications and advises on property legislation and building regulations. Assesses and designs buildings to meet the needs of people with disabilities. Advises on construction design and management regulations. Negotiates dilapidations, when there is a legal liability for a property's state of disrepair. Carries out feasibility studies. Advises on the health and safety aspects of buildings. Advises on boundary and rights of light disputes and party wall procedures. Prepares insurance assessments and claims.
