Job Description:

Researches public and private records, and determines and confirms land ownership and availability for lease or purchase, primarily for the oil and gas exploration industry but also for the wind industry. Contacts landowners and mineral rights holders for a specific piece of land, and negotiates and secures business agreements for the acquisition or divestiture of mineral rights through lease or purchase and for the rights for the exploration for and/or development of minerals. Reviews the status of title, cures title defects, and reduces title risk associated with ownership in minerals. Manages rights and/or obligations derived from ownership of interests in minerals. Establishes how much the oil company will pay, lease length, and special conditions. Prepares documents, such as lease and purchase agreements, obtains the signatures of the landowners and mineral owners on the lease or purchase agreement, and records legal documents such as affidavits, notices, and deeds at the county courthouse in the county where the land is located. Administers and interprets contracts, and ensures compliance with government regulations. Works with the company's title department to ensure that title records are accurate and easily accessible, and writes detailed reports documenting the work to secure land leases and purchases. Specializes in certain aspects of the profession that require specific knowledge, such as title and lease negotiations and acquisition, onshore/offshore contracts, rights-of-way and surface land management, and federal lands. Coordinates efforts and communicates with key internal resources such as Business Development, Engineering, Operations, Field Construction, Regulatory, and Permitting. Works with external resources that can include regulatory bodies, grazing associations, landowners, lessors, and various contractors in securing land rights.
